In this case, you can approach the situation in two different ways, you can keep renting and saving for a bigger down payment, which will allow you to borrow the needed amount to afford your dream home, or you can look at your first home purchase as a step up closer to your dream home. You will build equity, and when market conditions are favorable, you can sell your first home and buy your ideal home. The second issue you encounter is that you may have an ideal - the perfect home - in mind, and so far, you have looked at tons of houses, and none comes close. Many have some features you like, but lack in other areas. The truth is that there is no perfect home out there, unless you build it yourself according to your specs - according to your dream. You will have to compromise at one point and select the house that seems to appeal most to you and that resembles your dream home the most - that is unless you decide to build your own. With so many houses being foreclosed on, and so many other people simply walking away from their mortgages due to steep drop in property values, many banks want to get rid of the homes that theyre presently holding so they wont have to pay for their maintenance and upkeep. The result is, there can be luxury homes available at extremely low prices, and sometimes amazingly low. Local specialized real estate agents sometimes hear of great bargains, and these luxury homes are not yet advertised to the general public or via any media. Its time for you to get to work once your agent helps you narrow down your search. Survey the area surrounding each of your dream home possibilities using Google Earth. The Internet is a great option to research the neighborhood. You can research statistics about local schools, both private and public, and about the regions flora and fauna. You might not have to do all this research yourself, either as some real estate agents are area specialists, people who can provide you all with sorts of facts and figures about a given locale. With all of this information at your fingertips, you can arrange appointments to visit the homes youre most interested in (and meet the neighbors if thats feasible). When considering making an offer, be sure your first offer is less than the asking price, no matter what that asking price is. And always be positive! After all the time and careful attention, you turn the house of your dreams into a reality.
